The Hoagland Team enjoys having the flexibility to not only show our clients existing homes, but also introduce them to new construction. So how does working with a realtor effect the price of a newly constructed home? It doesn't. Your new home will cost the same whether you have an agent working on your behalf or not. Real Estate fees are built into the construction cost of every new home, just like television ads, website advertising, etc., so -- why not receive the benefits?
As your agent we will:
- Schedule appointments with builder's of your choice and attend with you
- Assist in evaluating the option of new construction vs existing homes
- Help you evaluate multiple builders
- Compare resale in different neighborhoods
- Be your advocate to the builder -- they want to keep us happy. If we're pleased with their performance, we will continue to send them business, therefore we often have more influence than individual buyers who have already made a financial commitment
- Help you decide if you want mid-point inspections and direct you to a professional independant inspector who doesn't work for the builder
- Be there to answer your questions and address any concerns throughout the process
- Attend your closing
- Follow up after closing to ensure that the builder follows up on all commitments
