Next Steps – What to Expect
Within 2 business days the Hoagland Team will:
q Submit all paperwork and materials to Carpenter for processing
q Signed Listing Agreement

q Photos of the property
q Local Newspaper advertisement order
q Color Guide advertisement order
q Homes Illustrated advertisement order
q Warranty application (if applicable)
q Indianapolis Star advertisement order
q MIBOR worksheet
q Order the OBEO professional photography
q Add listing to the Carpenter website
q Notify other area Carpenter agents of the new listing
Within 3 to 5 days the Hoagland Team will:
q Add a photographic virtual tour to www.PerfectPlaceForYou.com site
q Add listing to the Hoagland Team website
q Order Title Work
q Order neighborhood covenants and restrictions
q Provide the seller with a copy of the MLS listing for review and to ensure accuracy
q Put flyers in the flyer box and will leave extra copies with the seller
q Communicate the schedule for the OBEO photography session
q Communicate when to expect the Carpenter “office tour” date
q Schedule our first open house – discuss neighborhood/town sign policies
q Pick up from the seller:
§ A completed Sellers Disclosure
§ A completed Lead-based paint certification (if the home was built prior to 1978)

Within 7 to 10 days Steve &/or Tonda will drop off copies of the home “package” which includes:
q The processed MLS Listing sheet - including pictures associated with the listing
q eNeighborhoods material
q Completed Sellers Disclosure
q Lead-based paint certification – if the home was built prior to 1978
q Utilities averages
q Surveys / Lot lines / Floor plans
q Property tax records
q Client input
§ Letter from seller (Why they like home, neighborhood, area, etc)
§ Upgrades (particularly for new construction homes)
§ Age of roof, furnace, air-conditioning, etc
q Complete the OBEO virtual tour package and add to appropriate websites
On a continuing basis the Hoagland Team will:
q Provide reports detailing how many buyers are looking at your virtual tour, what websites they are coming from and which pictures they are viewing.
q Provide monthly Market Reports showing what the competition is doing in your neighborhood and price range -- new listings, what has sold since your property came on the market and recommendations based on this information.
q Hold periodic Open Houses based on market activity and client interest.
You can expect the following from the Hoagland Team when showings occur:
q Notification from Centralized Showings that an appointment has been requested (and if you desire, confirmation from you that the property is ready and available for a showing)
q We solicit feedback from the showing agent immediately upon completion of the scheduled visit
q We provide you with that feedback as it is received
When an offer arrives the Hoagland Team will:
q Provide immediate notification of the receipt of an offer
q Present and discuss the offer to you, along with our recommendations and advice
q Conduct all negotiations and communications with the buyer agent
q Revise the “Net Proceeds Sheet” so you’
q Manage the process and documentation up to and through closing – your celebration table! |
